Who we are
At Bunk, we aim to provide a powerful and seamless Software as a Service (SaaS) experience for managing properties, calendars, and smart devices.
Our Website is https://bunk.homes and is managed by tinpin, LLC in New York, USA. Bunk operates as a doing business as (DBA) name of tinpin, LLC.
Important Clarification on Our Services: Bunk is strictly a SaaS management tool and is NOT a property listing service. We do not charge fees for listing properties, we do not earn commissions from property rentals, and we do not act as real estate representatives, brokers, or agents. Users of Bunk are solely responsible for complying with all applicable local, state, and national laws regarding Short-Term Rentals (STR), Long-Term Rentals (LTR), and any other property-related activities.
What data we collect and why we collect it
We only collect information about you if we have a reason to do so – for example, to provide our Services, to communicate with you, or to make our Services better. We collect information in three ways: if and when you provide information to us, automatically through operating our Services, and from outside sources.
Information you provide to us
- Basic account information: We ask for basic information from you in order to set up your account. For example, we require individuals who use Our Website to create an account, provide an email address, and name.
- Property and Device Management Data: To provide our core services, we collect data related to the properties and smart devices you manage. This includes property addresses, calendar/booking data, smart device configurations, lock access codes, and usage logs.
- Transaction and Billing Information: If you buy a subscription from us, you will provide additional personal and payment information required to process the transaction, such as your name, credit card information, and billing address. We do not store your raw credit card numbers on our servers.
- Contact forms & communications: When you communicate with us via form, email, text message, or support ticket, we store a copy of our communications. Contact form submissions (IP address, user agent, name, email, phone number) may be submitted to the Akismet service for spam checking.
Information we collect automatically
- Log Information: We collect information that web browsers, mobile devices, and servers typically make available, such as the browser type, IP address, unique device identifiers, language preference, referring site, the date and time of access, and operating system.
- Usage Information: We collect information about your usage of our Services (e.g., page views, what actions are performed on Our Website). We use this to provide our Services and get insights on how people use them.
- Location Information: We may determine the approximate location of your device from your IP address to calculate geographic usage statistics.
- Information from Cookies & Other Technologies: Our Website uses cookies and other technologies like pixel tags to help us identify and track visitors, usage, and access preferences for our Services, as well as track and understand email campaign effectiveness and to deliver targeted Services. For a detailed breakdown of our cookie usage, please see the Cookies and Tracking Technologies section below.
Information we collect from other sources
We may also get information about you from other sources. For example, if you create or log into your account through a social media service, we receive information from that service via their authorization procedures.

Cookies and Tracking Technologies
This section explains how we use cookies and similar technologies to recognize you when you visit our website. It explains what these technologies are and why we use them, as well as your rights to control our use of them.
What are cookies?
Cookies are small data files that are placed on your computer or mobile device when you visit a website. Cookies set by the website owner (tinpin, LLC) are called “first-party cookies.” Cookies set by parties other than the website owner are called “third-party cookies.” Third-party cookies enable third-party features or functionality to be provided on or through the website (e.g., advertising, interactive content, and analytics).
Why do we use cookies?
We use first- and third-party cookies for several reasons. Some cookies are required for technical reasons in order for our Website to operate (“essential” cookies). Other cookies enable us to track and target the interests of our users to enhance the experience on our Online Properties. Third parties serve cookies through our Website for advertising, analytics, and other purposes.
- Analytics and customization cookies: These cookies collect information used in aggregate form to help us understand how our Website is being used or how effective our marketing campaigns are.
- Advertising cookies: These cookies are used to make advertising messages more relevant to you, preventing the same ad from continuously reappearing and ensuring ads are properly displayed.
- Unclassified cookies: These are cookies that are in the process of being classified with the help of their providers.
How can I control cookies?
You have the right to decide whether to accept or reject cookies. You can exercise your cookie rights by setting your preferences in the Cookie Consent Manager (found in the notification banner on our website). Essential cookies cannot be rejected as they are strictly necessary to provide you with services.
If you choose to reject cookies, you may still use our website, though your access to some functionality and areas may be restricted. You may also set or amend your web browser controls to accept or refuse cookies (Chrome, Firefox, Safari, Edge, etc.).
What about other tracking technologies, like web beacons?
We may use other, similar technologies from time to time, like web beacons (tracking pixels). These are tiny graphics files that contain a unique identifier that enables us to recognize when someone has visited our Website or opened an email including them. This allows us to monitor traffic patterns, deliver cookies, and measure the success of email marketing campaigns.
Do you serve targeted advertising?
Third parties may serve cookies on your computer or mobile device to serve advertising through our Website. These companies may use information about your visits to this and other websites in order to provide relevant advertisements about goods and services that you may be interested in. The information collected through this process does not enable us or them to identify your name or contact details unless you choose to provide these.
Your Choices & Rights
You have several choices regarding your information:
- Limit Information Provided: You can choose not to provide optional account information.
- Opt-Out of Marketing: You may opt out of receiving promotional communications from us.
- Set Browser to Reject Cookies: You can set your browser to reject cookies, though certain features of Our Website may not function properly.
- Close Your Account: You can close your account and stop using our Services at any time.
Your Rights (GDPR & Data Protection Laws)
If you are located in certain countries (including the EU), data protection laws give you the right to:
- Request access to your personal data.
- Request correction or deletion of your personal data.
- Object to or limit our use and processing of your personal data.
- Request portability of your personal data.
How to exercise these rights: You can access, correct, or request deletion of your personal data using the “Request Data Erasure” tool provided directly within your Account Profile dashboard.
